When it is a seler's market, there is little inventory, lots of qualified buyers and homes do not stay on the market long and often sell for more than their asking price.
When it is a buyer's market, there is lots of inventory and few qualified buyers and so prices drop over time, the listings stay on the market longer and they often sell for less than the original asking price or offer incentives to purchase one home over another.
Sometimes I am in a transitional market, which varies between the two. Look to me to assist you to make the best offers and watch out for your best interests.
- Negotiating with sellers can be stressful. I will help you negotiate, so that the final contract includes your best possible terms and conditions.
-Please understand that sometimes builders of new homes do not want to accept a lower offer, less than the asking price, because it causes the starting price on the next home they build to be worth less. It also makes it hard to have appraisals come in at value if they start to discount their prices, so often times they want full-price offers. I have determined a way to assist you by adding some options, like window blinds or help with closing costs that actually benefit you and allows the seller to say yes to an offer.
- You should know absolutely everything about the property you are buying! You and a member or my team or I will view every home that you are interested in, together if you are available to be here. If not, I will thoroughly document the house and surrounding areas and send you digital photos to review. And prior to closing I will make you fully aware of any and all inspections available to you.
- Have confidence when signing documents. Contracts are full of complicated terms and clauses that can greatly affect your future life in your new home. I will give you the full benefit of my real estate knowledge and experience.
