As a consultant, I work with you to discuss your needs and desires, before I ever go out to see homes. Out experience is when someone searches on their own they are working with the limited search criteria that the website allow you to sort by, but they do not have the fine-tuning controls that I have to find just the right group of homes to view. 

Most of the time you can be sure you are seeing the best available properties and you may even find one to purchase on my first trip out, because I am showing you homes that you would actually purchase, rather than just those in your price range. 

As top Boise, Eagle and Meridian area real estate agent, here is how I will guide you through the entire process, from viewing homes and financing, to making sure the final contract is in your best interest: 

- You will have full access to ALL homes available on the Boise, Eagle, Meridian, Star, Kuna and Nampa market, even listings not yet on the MLS, through my professional Idaho real estate affiliations. 

- My expert local knowledge of the Boise, Eagle, Meridian, Star, Kuna and Nampa area should be invaluable to you, not just in terms of real estate, but also schools, neighborhoods, the local economy, and more.

When it is a seler's market, there is little inventory, lots of qualified buyers and homes do not stay on the market long and often sell for more than their asking price. 

When it is a buyer's market, there is lots of inventory and few qualified buyers and so prices drop over time, the listings stay on the market longer and they often sell for less than the original asking price or offer incentives to purchase one home over another. 

Sometimes I am in a transitional market, which varies between the two. Look to me to assist you to make the best offers and watch out for your best interests. 

- Negotiating with sellers can be stressful. I will help you negotiate, so that the final contract includes your best possible terms and conditions. 

-Please understand that sometimes builders of new homes do not want to accept a lower offer, less than the asking price, because it causes the starting price on the next home they build to be worth less. It also makes it hard to have appraisals come in at value if they start to discount their prices, so often times they want full-price offers. I have determined a way to assist you by adding some options, like window blinds or help with closing costs that actually benefit you and allows the seller to say yes to an offer. 

- You should know absolutely everything about the property you are buying! You and a member or my team or I will view every home that you are interested in, together if you are available to be here. If not, I will thoroughly document the house and surrounding areas and send you digital photos to review. And prior to closing I will make you fully aware of any and all inspections available to you. 

- Have confidence when signing documents. Contracts are full of complicated terms and clauses that can greatly affect your future life in your new home. I will give you the full benefit of my real estate knowledge and experience.
